- “Who's the Boss” is Eddie's initial “I Want” song. He is looking for respect and wants to beat the mayor to save the Palace.
- “Give Me a Little Kiss” shows he armth and affection between Eddie and Gracie after 25 years together.
- “Write About That” introduces Mary and frames the differing points of view on the city of the parents and the next generation.
- “Go Out and Sing” is Gracie's “I Want” song. It reveals her suppressed desire for a music career and plants the seeds for the coming marital conflict.
- “Spread My Wings” is Mary's “I Want” song which displays her independence and ambitionand a little bit of self-centeredness.
- “High School Reunion” explores Ryan and Mary's romantic history and some ongoing tension between them.
- “Subsection D” is a comic bureaucratic showdown where Eddie confronts they rigged system.
- “Rip It Up” has emotions running high between Eddie who is sure the Places Rated rankings are rigged and Mary who is disappointed by his disapproval.
- “I'm Fed Up. I'm Leaving” is the breaking point for Mary and Gracie who are so upset by Eddies bad behavior and lack of caring about them that they split for New York City.
- “I'm Running for Mayor” is the Act One finale where Vinny convinces Eddie that in order to save the Palace and the City, he has to run for mayor.
- “Red Bus Tour” is a palate cleanser to open the second actand shows that New Yorkers can be just as parochial as small towners
- Reprise “Rip It Up” Mary discovers that the rankings are rigged and comes around to her Dad's point of view.
- “Ready or Not” Gracie doubles down on pursut of her new musical career.
- “Come On Eddie (Part 1)” Eddie is running for mayor, still naive about the city condition and demonstrating a bit of rockstar entitlement and political ignorance.He is way behind in the polls.
- “Eddie's Pledge” is Eddie's awakening “I Believe” song. He acknowledges that things are not as good as he had proclaimed and commits to making things better.
- “Come On Eddie (Part 2)” Eddie has won over voters with his honesty and sincerity. He is gaining in the polls.
- “First Tuesday in November (The Zombie Song)” The zombies (dead absentee voters) are coming in and stealing Eddie's victory away from him.
- “It Might Be Nice” shows Mayor Biggie Williams regretting that he has no one to share his victory and celebrate with.
- “I Miss my Wife” Eddie acknowledges that he misses Gracie and could use her support to get through his election loss.
- “The Fires of Spring” is a star-is-born moment for Gracie and raises the staakes. Will she choos her new career and fam or Eddie and her family.
- “I Need the Band Back Together” is Eddies apology to Gracie the results in reconciliation.
- “The Heart of the Story” is a duet with Ryan and Mary combining to write an expose on the local corruption and LULU and rekindling their romance.
- “Injunction” is Eddie's heroic stand against the demolition and the climax of the political plot.
- Reprise “Give Me A Little Kiss”. Eddie and Gracie are back in each others' arms, the emotional climax of the show.
- “Bangarang” is the Palaceades big hit from back in the 60s. The Palace is restored. Gracie returns. The band reunites and the show ends in triumph.
